Industrial & Flex Guide

Flex vs. Industrial Space: What Is the Difference?

Short answer: flex space mixes office and warehouse in one unit, usually with drive-in doors, lower clear heights and more finished office. Industrial space is built mainly for storage, distribution or production, with taller ceilings, loading docks and room for trucks. Flex usually suits contractors, service companies and online sellers. Industrial usually suits distributors and manufacturers who move a lot of goods.

How to choose

Ask yourself:

How leases and costs compare

Rents vary by building, size and condition, so compare total cost, not just the rent number. In general:

FAQs

Is flex space cheaper than industrial space?

Not always. Flex often costs more per square foot because it has more finished office, but a smaller flex unit may cost less in total than a larger warehouse. Compare total monthly cost.

Can I run a contracting business out of flex space?

Often yes, if the township zoning allows it and the unit has the doors, power and parking you need. Always confirm zoning before signing.

Do I need a loading dock?

If you receive tractor trailers, likely yes. If you use vans or box trucks, a drive-in door is often enough.

Where is flex space in Bucks County?

Business parks around Warminster, Warrington, Chalfont, Horsham and the Doylestown area have a mix of flex and small warehouse space.
