Short answer: Newmark reported an average direct asking rent of $11.26 per square foot per year for industrial space in Bucks County in the third quarter of 2026. Your actual cost depends on the building's size, age, clear height, office finish and lease type, plus taxes, insurance and common area charges on most leases. Small flex units often price differently from large warehouses, so get quotes on real spaces.

Bucks County rents right now
- Bucks County average direct asking rent, all industrial: $11.26 per square foot per year, third quarter 2026. (Source: Newmark, Greater Philadelphia Industrial Market Report, Q3 2026)
- Bucks County industrial vacancy: 6.4% in the same report.
For comparison, the same Newmark report put the average direct asking rent at $11.89 per square foot for its Greater Philadelphia counties in Pennsylvania, and $11.61 across its whole market, which also includes South Jersey and New Castle County, Delaware. Those cover a much bigger area, so the Bucks County number is the better one to go by.
These are averages of asking rents across many buildings. A small flex unit with lots of office, or a new building with high ceilings, can ask well above the average. An older building may ask less. Reach out for numbers on specific spaces.
What makes up your total cost
- Base rent: the price per square foot per year. Divide by 12 and multiply by the square feet to get the monthly rent.
- NNN (triple net): you pay base rent plus your share of real estate taxes, building insurance and CAM.
- Gross or modified gross: some or all of those costs are included in the rent. Ask exactly which ones.
- CAM (common area maintenance): items like snow removal, landscaping, parking lot repair and shared utilities. Ask for the current estimate and what it covered last year.
- Utilities: usually paid by the tenant.
- Tenant improvements (TI): work to fit the space to you. Ask if the landlord offers an allowance and who manages the work.
- Lease length: many industrial leases run 3 to 5 years or longer, often with yearly rent increases. Longer terms can bring better rent or more TI.
