Big picture

The temporary 10% global tariff expired July 24. On July 23, new tariffs of 10% or 12.5% were set on 60 economies under a different trade law, with exemptions for certain products and for imports that comply with the U.S.-Mexico-Canada agreement. Local manufacturers and distributors that import goods had to recheck their costs again. (Source: Congressional Research Service, October 8, 2026)

On September 16, the Federal Reserve raised its benchmark rate by a quarter point to 3.75% to 4.00%, citing elevated inflation. Higher rates generally mean higher costs for construction loans, acquisitions and refinancing, which owners and buyers in Bucks County should factor into their plans. Freddie Mac reported that the average 30-year fixed mortgage rate reached 7.03% on September 24, up from 6.71% at the start of the month. Rising long-term rates also tend to affect commercial loan pricing. (Source: Freddie Mac, September 24, 2026)

Trend to watch

Companies are bringing manufacturing back to the U.S., and many of those operations fit in small flex and light industrial buildings, not only large warehouses.
